How DivyaKaal calculates property purchase muhurat
The calculation accepts Rohini, Mrigashira, Uttara Phalguni, Hasta, Chitra, Anuradha, Uttara Ashadha, Uttara Bhadrapada and Revati. Accepted tithis are Shukla Dwitiya, Shukla Tritiya, Shukla Panchami, Shukla Saptami, Shukla Dashami, Shukla Ekadashi, Shukla Trayodashi and Purnima. There is no weekday restriction for property purchase. A matching nakshatra or tithi alone is not enough: each day is scanned from sunrise to the next sunrise for changes in tithi, nakshatra, yoga and karana. Timings use the selected city's latitude, longitude and time zone, with Lahiri ayanamsa. This is why one date can contain several separate windows rather than an uninterrupted auspicious day.
Excluded times and the minimum available window
Amavasya and Krishna Chaturdashi are always excluded. The excluded yogas are Vishkambha, Atiganda, Shula, Ganda, Vyaghata, Vajra, Vyatipata, Parigha, Indra and Vaidhriti. Vishti karana, also called Bhadra, is removed, as are Rahu Kaal and Yamaganda. Adhik Maas, Holashtak and Pitru Paksha are blocked periods. After these filters are applied, a remaining window must last at least 30 minutes to appear as available. Even a short window in the table has passed that minimum-duration requirement. If two listed windows have a gap between them, do not join them into one longer muhurat; read each available interval separately.
Month-wise highlights for 2026
By number of available dates, April, September and December offer the widest choice, with five days each. January, June, July and August have four each; February and March have three each; October and November have two each. May has none. Consecutive-date clusters include 19-21 February, 15-17 August and 12-14 September, followed by 18-19 and 22-23 December. Among the recorded special yogas, 20 March, 16 August and 13 September carry both Sarvarth Siddhi Yoga and Amrit Siddhi Yoga. December 22 carries Sarvarth Siddhi Yoga, while 23 December carries both Sarvarth Siddhi Yoga and Ravi Yoga. Check the table below for each date's actual windows: a yoga label does not mean the entire day is available.
Planning the booking, payment and registration
First decide which step you want to align: the token or booking, agreement signing, sale-deed registration or taking possession. Select a listed window for that specific action. For registration, arrange the office appointment, attendance of the parties, documents and payment readiness around it. Include checks on title, encumbrances, approvals and stamp duty in your preparation. Some options are at night or before sunrise: 23 October offers 21:03-22:08, while 21 November offers 04:55-06:32. These timings do not indicate that the registry office will be open. For a window crossing midnight, confirm the calendar date at both ends and match the chosen action to what can practically be arranged.
Property purchase is separate from Griha Pravesh
This page calculates muhurat for property purchase. Griha Pravesh and Neev Pujan are separate purposes with different rules, so a purchase date should not automatically be used for either. For example, New Delhi has a property purchase window on 22 December from 11:02-14:24, with Shukla Trayodashi and Rohini. That result applies to the purchase calculation; it does not establish suitability for Griha Pravesh or Neev Pujan. If buying, beginning construction and starting to live in the property are separate occasions, consult the calculation for each purpose separately. This avoids treating a date in the purchase table as approval for another ceremony.

Yes. DivyaKaal's property purchase calculation has no weekday restriction. For example, Sunday, 21 June 2026 has a New Delhi window of 09:31-11:21 under Shukla Saptami and Uttara Phalguni. Eligibility depends on all applicable calculation rules, not the weekday alone.
Can a property purchase muhurat extend past midnight?
Yes. New Delhi's listed window for 18 December is 23:14-07:09 under Shukla Dashami and Revati. The calculation scans from sunrise to the next sunrise, so overnight intervals can appear. When making arrangements, confirm the calendar date on which the window ends as well.
A muhurat supports your planning but does not replace legal and financial checks or guidance from your family or priest.
